Apartment turnovers

Between tenants, on a schedule that fits a leasing calendar. One trade, one contact, no crew to coordinate.

A turnover is a different job from a homeowner repaint. The unit is empty, the schedule is the whole point, and every day it sits is rent nobody is collecting.

What that means in practice

Empty units are the fastest work there is — no furniture, no working around anyone, no restrictions on hours from the people living there. Patch, prime the marks that will bleed through, two coats, done.

Working with property managers

You get one contact who is also the person doing the work, which means the answer to "can it be done by Friday" is not relayed through anyone. The owner is on site every day.

Be straight with us about scale

This is a one-man business, with family brought in on larger jobs. For a handful of units on a rolling schedule that is an advantage — consistency, and the same person every time. For thirty units by the end of the month it is not, and we will tell you so rather than take the job and let you down.

Getting a price

Estimates are free and there are four ways to get one: we come out, you send photos, a video call, or over the phone. For a single room a photo is usually enough.

Ask for a free estimate, or call or text (209) 675-8845. Monday to Friday, 8am to 7pm — most weeks we can start within the week.

Ask about this job

Free estimate, no pressure, and a straight answer about what it takes.
