Exterior house painting

Full exterior repainting across Merced and Stanislaus counties. Three to four days, and most of that is the preparation that decides how long it lasts.

Valley sun is hard on a house. Paint that was not prepared for properly does not fail gradually — it holds for two summers and then goes all at once, chalking, cracking at the stucco joints, peeling off the south and west walls first.

Three days of preparation, one day of paint

Everything gets pressure washed first. Not rinsed — washed, because paint will not bond to chalk and dust, and skipping this is the single most common reason an exterior fails early.

Then the cracks. Stucco moves and cracks; they get cut out and patched and the texture matched so the repair does not read as a patch. Loose and flaking paint is scraped and sanded back to something sound. Gaps around windows, doors and trim get caulked — that is weatherproofing as much as it is appearance. Bare and stained areas get primed and stain-blocked.

Only then does colour go on: sprayed for coverage and back-rolled behind the sprayer, which pushes it into the surface instead of leaving it sitting on top. Most people have never heard of back-rolling. It is a large part of why one exterior lasts and another does not.

What gets covered

Windows, fixtures, plants and anything else not being painted is masked or covered before a lid comes off. Nobody wants overspray on the car.

How long it takes, and when

Three to four days for a full exterior. We run exteriors from March through mid-November — and we will work through the heat; it is the cold and the damp that stop exterior paint curing, not the temperature in July.

HOA colours

If your HOA has to approve the colour, that approval is yours to get. We will paint whatever has been approved — we just cannot get it approved for you.

What we will not do

No roofs. Nothing that needs a lift. Small stucco and siding repairs only — if you have dry rot or siding that needs replacing, that is a carpenter's job before it is a painter's, and you want to hear that now rather than after the paint is on.
